This project is being carried out as a consignment (trust) development of public property, based on a consignment agreement with the Korea Asset Management Corporation (KAMCO), with the aim of securing tenant space for research institute spin-off companies and technology start-ups in connection with the revitalization of the Changwon Specialized R&D Zone. With approximately 70 tenant companies and numerous other project participants involved, project management capable of effectively coordinating their diverse requirements is required. Accordingly, participation from the detailed design stage onward is required, along with the establishment of a comprehensive management plan encompassing: verification of the basic design's reflection of constructability, including adjustment of the unsuitable temporary earth-retaining (shoring) plan; support for the selection of a suitable contractor; and verification of construction cost management from the perspective of the project as a whole. This project's site is adjacent to two research buildings within the Korea Electrotechnology Research Institute (KERI), and a construction management plan that takes into account the surrounding environment and research activities — including access planning for the security zone and prevention of damage to the neighboring research buildings — is also of great importance. In particular, since an outdoor LED display is planned for the facility, management is required to verify in advance, through simulation by a specialized institution, the electromagnetic effects on the surrounding research environment, and to prevent any resulting damage. As such, this project requires highly capable construction management services throughout the entire project process — including the establishment of an in-depth plan covering everything from individual room management to exterior finishing, as well as a construction quality management plan — in order to deliver the best possible facility that minimizes inconvenience to the surrounding environment and future occupants after completion.
